Coventry Community Update

πŸ›£οΈ Pothole Repairs
Pothole repairs are scheduled to begin soon. A contractor has been hired, and residents will receive an email at least 24 hours before work begins in their area. Please be sure to move any vehicles from affected parking spaces when notified. Repair locations will be marked with spray paint ahead of time.

🏊 Pool Committee Volunteers Needed
The Pool Committee is looking for volunteers to help monitor pool water levels between weekly service visits. The task takes about 10 minutes a day, and full training will be provided. If you’re interested, please contact Molly@ReeseManagement.com.

🏠 Roof & Gutter Updates
The HOA will be conducting drone inspections and roof assessments to develop a long-term replacement plan for aging roofs. If you notice a roof leak or leaking gutter, please report it to Management as soon as possible.
Reminder: The HOA covers gutter leak repairs, but complete gutter replacements are the responsibility of the unit owner.

🌳 Tree Maintenance
Tree trimming will take place this year, with a focus on clearing branches away from roofs and gutters in common areas.

🌱 Mulch & Landscaping
One Planet is continuing mulch installation throughout the community. Due to supply delays, the work is being completed in phases. The mulch being used is an unprocessed, chemical-free product designed to improve long-term soil health and create a healthier, more sustainable landscape.

Per the HOA bylaws, mulch will be installed:
β€’ In common areas
β€’ In front of units
β€’ Up to 10 feet along each side of units

Areas beyond that, including the backs of units, remain the homeowner’s responsibility.

Please allow the landscaping crews to work without interruption. If you have any concerns, contact Management rather than speaking directly with the workers.

🐭 Voles
The HOA will not be treating voles in mulch beds. Homeowners may use deterrents if needed. Voles are a common issue throughout the region, and mulch itself does not attract rodents.

Community Pool is Open!

The pool is officially open for the season!

A few important community reminders before everyone jumps in:

  • No lifeguards are on duty. Swim at your own risk and supervise children at all times.
  • Pool access is for homeowners in good standing only.
  • Each homeowner may bring one guest maximum.
  • Please help keep the pool area clean by throwing away trash and picking up after yourselves.
  • Be respectful of neighbors and fellow residents so everyone can enjoy the space.

Most importantly, relax, enjoy the sunshine, cool off, and have a great summer with the community! πŸ–οΈβ˜€οΈ

Our basketball court and park are ready for everyone to enjoy. Please be mindful of others, clean up after yourselves, and help keep these areas safe and welcoming for all.

Guest parking spots are reserved for visitors. We kindly ask residents to avoid parking in these designated areas so guests have access when needed.

Weekend Snowfall

We received almost a foot of snow over the weekend, and crews have been actively working to clear roads, parking areas, and common spaces as conditions allow.

Please use caution when traveling through the community, and allow extra time for plowing and snow removal operations. Conditions may continue to improve throughout the day as crews make additional passes.

If you notice any issues such as:
β€’ Areas not cleared
β€’ Icy or hazardous conditions
β€’ Blocked access points or safety concerns

Please report them directly to management so they can be addressed as quickly as possible.
